WELCOME TO FERNGULLY WHERE FAIRIES, FERNS AND FROGS RUN FREE!  Hello Friend!  The Warren Slaughter, Jrs., Proprietors of the Ferngully Estate/Slaughter Chalet are so glad you have considered vacationing at Ferngully Estate.  Here are logistics for your consideration should you decide to confirm your reservation: 1.  The website provides directions to The Ferngully Estate which is located at the end of the cul-de-sac; you will see the Ferngully sign on the shepherd's hook to the right of the entrance.   2.  Pack bed and bath linen (pillows, sheets, comforters, towels/bath cloths, etc.) and other personal items. 3.  Once you have confirmed your reservation by using PayPal, complete the registration form      below, sign and mail to:  Rachel Slaughter at 200 North Lansdowne Avenue, Lansdowne PA 19050.  You are welcomed to use an electronic signature and email the completed form. 4.  Ferngully uses several different housekeepers so please write a check to: Warren Slaughter, Jr. who will convert the check to cash to pay the selected housekeeper once your stay has ended.  Please send the housekeeper fee along with the signed rental agreement and your reservation deposit of $300.   5.  Check-in as early as 2:00 p.m. at the Arrowhead Lakes Welcome Center.   6.  Before your departure, please consider the following actions, if applicable:¹ Please do not leave food in the refrigerator.  ¹ Turn the heat to 60 degrees.  ¹  Clean out fireplace if used. Put used/unused logs in the yard.  ¹ Turn off running water/Wash dishes. Leave clean dishes in the red drain.    ¹  Please take your trash to the Welcome Center dumpster.  ¹  Lock all windows/doors.  ¹  Unplug coffee maker, toaster and any other appliances.  Have much fun and pass the word about Ferngully Estate!

1. AGREEMENT: SLAUGHTER VACATION RENTAL, the Owner, and Renter agree as follows: Above Renter is an adult and will be an occupant of the unit during the entire reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.

2. SECURITY DEPOSIT: The security deposit is $300 for a vacation rental. The security deposit is due WITHIN 7 DAYS of making your reservation. Your security deposit is fully refundable within 14 days of termination of occupancy provided that real and personal property are in the same condition as when occupancy commenced and all terms of this agreement are met. Renter is liable for all replacements and repairs that are outside what is considered normal wear and tear.3. PAYPAL & MONEY ORDER PAYMENT SCHEDULE: Please contact Art Stone at 215-767-6857 to confirm that your DEPOSIT payment has been sent.    PRICE WLL INCLUDE $300.00 REFUNDABLE SECURITY (Money order).  NOTE: A $25.00 late fee is charged for all checks returned for NSF.  Note that you must pay your full rental fee at least 3 weeks prior to check-in.  4. CANCELLATION: Should you wish to cancel this reservation, we will refund the sums you have paid, less a $300 cancellation fee. If your notice of cancellation is RECEIVED LESS THAN 10 DAYS PRIOR TO YOUR CHECK IN DATE, you will forfeit all sums paid, except your security deposit, unless we are able to re-rent the property to someone else, at the same rate, for the same period. 5. CHECK IN: Check in time is 2:00 PM. EARLY CHECK IN TIMES ARE ALLOWED ONLY WHEN THE PROPERTY IS CLEANED AND READY FOR OCCUPANCY AND PRIOR APPROVAL IS REQUIRED. Keys will be ready for pick up at property location. Keys WILL NOT be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession.6. CHECK OUT: Check out time is 12:00 PM. Please leave all keys at the location in the lockbox. Enter lock box code to return to box to caddy.7. CLEANING: YOU ARE REQUIRED to leave the property in the same general condition that you received it by making sure, dishes are cleaned, and in the red drain, and the home is generally picked up and vacuumed, dusted and sanitized.Security deposit will not be returned if large debris is found in or outside of property (food boxes, trash, etc).

8. TELEPHONES: The phone may be used for all local calls.

9. WHAT WE SUPPLY: The property is equipped and set up as a fully furnished property with a fully equipped kitchen with plates, pots, pans and utensils. There are 2 TVs, furnishings, BBQ grill, and outdoor furniture. THERE WILL BE EXTRA CHARGES TO YOUR SECURITY DEPOSIT FOR REPLACING THESE ITEMS IF FOUND TO BE NECESSARY.10. WHAT YOU SHOULD BRING: Comforters or blankets, pillows, swim gear/towels, bed linens/comforters, and towels. (Beds consist of 2 Queen Beds, 2 Twins, 2 Futons that fold to Full.) Personal toiletries. 11. RENTERS LIABILITY: Renter agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Renter or Renters guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Renter agrees to reimburse FERNGULLY ESTATE RENTAL for costs incurred to repair/replace damaged items. 12. SLEEPING CAPACITY/DISTURBANCES: Renters and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. 13. HOLD HARMLESS: FERNGULLY ESTATE RENTAL does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will FERNGULLY ESTATE RENTAL accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. 14. DECKS AND DOCKS: The undersigned is fully aware that the deck and dock can be dangerous, that the deck/docks can be slippery when wet, and that injury is likely to occur to anyone who is not careful. The undersigned is fully aware that all windows and sliders should remain closed, and locked for your safety. Renters should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the windows, sliders, deck and dock areas. 15. ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. AS WITH ALL HOME RENTALS, REMEMBER THAT YOU ARE RENTING A PRIVATE HOME. PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN HOME.
